Getting started

Onboarding, once: $250 for a condo, $500 for a house. We map every shutoff and photograph it, list your vendors, take in the keys, write down how you like things, and agree in writing what we can spend in an emergency without calling you.

$500 once, for a house

Vendors bill you directly at their own price. We add nothing to their invoices.

When you need more

Arrival prep
$150 plus what we buy
Lights on, the house at temperature, the fridge stocked to your list, beds made, flowers.
Closing up after you leave
$150
Perishables out, systems set, water off where you want it, alarm on, and a report.
Storm or fire-season prep
$95 to $250
Drains, gutters from the ground, patio furniture, irrigation, shutoffs, and a report.
Holiday decorating
$95 an hour plus materials
Tree, lights and decor up before you arrive and down after you go.
Extra visits and vendor supervision
$75 an hour
Meet the vendor, watch the work, photograph it, sign it off. One-hour minimum.
Renovation oversight
8 to 10% of the project
Bids, site visits, a photo log and the punch list, with someone on your side.

  • Your price, held. The published price at signing stays the same for twelve months.
  • Try it first. A free walkthrough, and an example report for your own house before you commit to anything.
  • A month on us. If an agent introduced you, the first month is free.

How do I pay?

Monthly, in advance. Anything extra, like arrival prep, is invoiced the week it happens. Vendors bill you directly.

Can I try it once?

Yes. The walkthrough is free, and you get an example report for your own house before you sign up for anything.

Are you insured?

We’ll be fully insured before we take on our first home, and you’ll get a copy of our certificate.
