Do you need my keys?
Yes, or a code. Keys go on a numbered tag, never with your name or address, and every time one goes out it’s written down. If you stop using us, every key comes back to you within the week.
What if something breaks?
We text you photos right away. Small fixes under the limit you set, we arrange and tell you about. For anything bigger we get quotes from licensed trades and you choose. You pay them directly. We never mark up a repair.
Do you manage rentals?
No. In California, finding tenants or collecting rent for someone else takes a real estate license, and that isn’t our work. Ask the agent who helped you buy. If you don’t have one, we can suggest a few.
Is this a home inspection?
No. A visit is a careful look at the house, on the same checklist every time, skipping only what your house doesn’t have. A home inspection is a separate service, usually done when a house is bought or sold. If you need one, we can point you to someone good.
Do I need to be there for the walkthrough?
No. We can walk the house with you on a video call, or meet your house manager or a neighbor who has a key. Keys can be handed over in person or left in a lockbox for us.
How quickly can you get to the house?
Most of La Jolla is within fifteen minutes of us. If Darylee is away, Tyler goes, with the same keys, codes and instructions.
Are you insured?
We’ll be fully insured before we take on our first home, and you’ll get a copy of our certificate.
Which areas do you cover?
La Jolla, from Bird Rock to La Jolla Farms, including the Village, the Shores and the Muirlands. Del Mar by arrangement.
How long is a visit?
About forty-five minutes for a typical house. Bigger houses take longer. The report shows when we arrived and when we left.
How do I pay?
Monthly, in advance. Anything extra, like arrival prep, is invoiced the week it happens. Vendors bill you directly.
Can I try it once?
Yes. The walkthrough is free, and you get an example report for your own house before you sign up for anything.
