Vendors and repairs
Your plumber, pool service and contractors, let in and looked after.
Someone has to open the door, stay while the work gets done and check it was done right. We do that, and send you photos.
How it works
Signature includes up to two hours a month. After that, and on Essential, it’s $75 an hour.

Your vendors, or ours
We work with the people you already use. If you don’t have someone, we suggest licensed trades we’d trust in our own home.

We let them in
We open up, show them the problem, and stay while they work if you want us to.

Photos of the work
Before and after photos in your report, so you can see what you paid for.

They bill you directly
At their own price. We never add anything to a vendor’s invoice.
When something needs fixing
You set a spending limit when we start. Small fixes under it, we arrange and tell you about. For anything bigger we get quotes and you choose. We aren’t contractors, so licensed trades do the work.
Renovation oversight
For a remodel or a big repair while you’re away: the bids, regular site visits, a photo log and the punch list at the end, with someone on your side the whole time.
8 to 10 percent of the project.
What if something breaks?
We text you photos right away. Small fixes under the limit you set, we arrange and tell you about. For anything bigger we get quotes from licensed trades and you choose. You pay them directly. We never mark up a repair.
Do you manage rentals?
No. In California, finding tenants or collecting rent for someone else takes a real estate license, and that isn’t our work. Ask the agent who helped you buy. If you don’t have one, we can suggest a few.
