An example house above Windansea · Darylee, 9:40 to 10:24 AM · Clear, 68°F · Signature plan

One thing needs attention, one is noted, the rest is fine.

  • Downspout loose at the northwest corner (item 4). Your gutter company should fix it before the first rain. It’s under your limit, so we’ll book it unless you say no.
  • Path light out (item 9). Bulb ordered; we’ll replace it next visit.

  4. 4Roofline and guttersNeeds attention

The downspout at the northwest corner has come away from the gutter (photo). In the first rain, water will run down the wall. Your gutter company should come before then. It should be under $150, inside your limit, so we’ll book it unless you tell us not to.

  5. 5Walls and eavesFine

    No new stains. No nests.

  6. 6Landscaping and irrigationFine

Soil damp at the beds on the west side, dry on the east, matching the Tuesday and Friday schedule.

Water level normal, clear, pump running, pad dry.

  8. 8Hose bibsFine

    Dry.

  9. 9Exterior lightingNoted

Porch light on its timer. The path light nearest the street is out; bulb ordered, replaced next visit.

And 30 more items: inside, the systems, and closing up.

Who can see my reports?

You, and anyone you add, like family or a house manager. If an agent introduced you, we copy them only if you ask us to.

What if something breaks?

We text you photos right away. Small fixes under the limit you set, we arrange and tell you about. For anything bigger we get quotes from licensed trades and you choose. You pay them directly. We never mark up a repair.

Ready when you are.
